Florida Gulf Coast waterfront home with private dock and yacht at anchor

Buy the Waterfront Life — Home + Yacht, Coordinated

One team to help you buy the home and the boat — without juggling two disconnected deals.

One coordinated client experience. Two licensed specialists — Peggy Soublis on the waterfront home through Compass, Michael Johnson on the yacht through Yacht Experts. Two independent, professionally represented transactions, timed together.

Quick Answer

One lifestyle. Two specialties. One coordinated client experience.

Seaside Luxe coordinates a single client experience across two specialists: Peggy Soublis (Compass) represents your waterfront home and Michael Johnson (Yacht Experts) represents your yacht. You get one coordinated timeline and one Dock-to-Deck review of whether a specific boat suits a specific property — with two separate, professionally represented transactions.

Seaside Luxe is a brand, not a licensed brokerage. Coordination is about experience and timing — never a bundled deal, guaranteed savings, or an assumed boat-to-dock fit.

Why buy the home and yacht together

Coordinated experience, not a bundled deal.

The value is timing, communication, and waterfront-specific due diligence — not a financial promise.

Coordinated timeline

One shared plan for shortlisting, showings, sea trials, inspections, and closings — so a move on the home doesn't strand the boat search, and vice-versa.

One Dock-to-Deck fit review before you commit

Dock face, lift capacity, canal turning room, bridge and air-draft, and route to open water are reviewed professionally — never assumed — for the specific pairing you're considering.

Two licensed specialists, not two disconnected agents

Peggy Soublis (REALTOR®, Compass) leads the home. Michael Johnson (Licensed FL Yacht Broker, Yacht Experts, YSL12498) leads the yacht. They talk to each other so you don't have to translate.

Waterfront-specific due diligence

Insurance, seawall, dock permitting, air draft, and route considerations are surfaced early — the questions production agents and generalist brokers routinely miss.

How Coordination Works

A shared plan across two independent transactions.

  1. 1

    Tell us the lifestyle

    Seaside Luxe intake

How you'll actually use the water — day cruising, overnights, offshore, entertaining — plus geography and timing.

  2. 2

    Parallel shortlists

    Peggy · Michael

Peggy shortlists waterfront homes that fit the lifestyle. Michael shortlists yachts that fit how you plan to use them.

  3. 3

    Dock-to-Deck fit review

    Dock-to-Deck

For any home + boat pairing you're serious about, we verify whether that specific boat can be kept and used at that specific property.

  4. 4

    Two independent transactions

    Peggy · Michael

You engage each specialist under their own representation — one buyer agreement with Peggy on the home, a separate engagement with Michael on the yacht.

  5. 5

    Coordinated close & handoff

    Peggy · Michael

Closings and delivery are timed so you take ownership of the home and the boat on a plan that actually works — never bundled, never guaranteed together.

What We Coordinate

Two transactions, one experience — parallel but separate.

Peggy runs the home track. Michael runs the yacht track. Seaside Luxe keeps them coordinated on timing and fit.

Dock-to-Deck Fit Review

Before you fall for a boat, we confirm the property can actually support it.

Dock face, lift capacity, canal turning room, bridge and air-draft, and route to open water are verified professionally. We never assume a boat fits a given property — every pairing is reviewed individually.

Peggy Soublis — REALTOR® · Waterfront Real Estate Advisor · Compass
I represent the home. My job is to make sure you pick a waterfront property based on how you'll actually use the water — not just the view. The dock, the seawall, the canal, and the neighborhood's boat traffic all shape which house is right, and that's the conversation I want to have with you first.

Michael Johnson — Licensed Florida Yacht Broker · Yacht Experts
I represent the yacht. The mistake I see most often is picking the boat first and hoping the dock works. We flip that: the home's real dock, lift, canal turning room, and route to open water set the outer envelope for which boats actually make sense — then we shortlist inside that envelope.

Buyer FAQs

Common questions before we start.

The most useful thing to know up front: this is always two separate transactions with separate representation. Coordination is what Seaside Luxe adds — not a bundled deal, not a discount, not a guaranteed dock fit.

Frequently asked

Can one team really handle both the home and the boat?
Yes — as one coordinated client experience, not as one deal. Peggy Soublis (Compass) represents the waterfront home and Michael Johnson (Yacht Experts) represents the yacht. Seaside Luxe is the brand that keeps the timeline, the fit review, and the communication in sync.
Are these one deal or two?
Always two — two separate, professionally represented transactions. Peggy represents the home under Compass, Michael represents the yacht under Yacht Experts. Nothing about buying the home requires you to buy a boat, and nothing about buying a boat requires you to buy a home.
Will you tell me if a boat won't fit the property I like?
Yes. Every serious home + boat pairing goes through a Dock-to-Deck fit review — dock face, lift capacity, canal turning room, bridge and air-draft, and route to open water. We do not assume a boat fits a given property; we verify it.
Do I get separate representation on each?
Yes. You sign a separate representation agreement with Peggy for the home and a separate engagement with Michael for the yacht. Each specialist owes fiduciary duties on their asset.
Can you coordinate the timing of both closings?
That's the point. We coordinate showings, inspections/surveys, and closing windows so you're not stranded on either side — but we never promise a same-day close or make one transaction contingent on the other.
Do I have to buy both?
No. Many clients only need help with the home, only the yacht, or only a Dock-to-Deck review of a specific pairing. Coordination is the value — commitment on the other asset is not required.
