- Do I have to sell both?
- No. Many clients only need help selling the home, only the yacht, or want a coordinated strategy on both. Selling one does not require selling the other, and the two listings are always priced and represented independently.
- Is this one commission or two?
- Two — one real estate commission on the home listing through Compass, and a separate brokerage fee on the yacht listing through Yacht Experts. Each is disclosed and agreed in that specialist's own listing agreement.
- Who represents me on each side?
- Peggy Soublis (Compass) is your listing REALTOR® on the waterfront home. Michael Johnson (Yacht Experts) is your listing broker on the yacht. Each owes you fiduciary duties on their asset.
- Will you promise a specific price or timeline?
- No responsible advisor will. We provide independent valuations and honest market feedback on both assets. Seaside Luxe does not guarantee price, days-on-market, or a combined sale.
- How does coordinated marketing actually work?
- Where the story genuinely benefits from being told together — the home, the dock, and the yacht as one lifestyle — we produce and distribute the media as one campaign. The listings themselves remain independent, on their own MLS/IYBA feeds.
- What if my buyer only wants the home?
- That's fine and common. The home listing is not contingent on selling the yacht (or vice-versa). If a single buyer wants both, we coordinate timing across two separate transactions.
